Selling in DFW

What these markets have in common

Six counties with their own tax rates, HOAs and inventory cycles, and a few things every seller runs into across all of them.

  • Prices from closed sales

Every opinion of value starts from closed NTREIS sales in the same subdivision, whichever city you are in.

  • HOAs and resale certificates

Many subdivisions need an HOA resale certificate before closing; it is ordered early.

  • New construction nearby

Resale homes in Mansfield, Frisco and Midlothian compete with builder inventory and incentives.

  • Property taxes

Rates differ by city, county and school district and matter to buyers comparing monthly payments.

  • Online first

Buyers across DFW shortlist from photos and 3D tours before asking to see a home.

  • Moves within the Metroplex

Many clients sell in one city and buy in another, with the two contracts timed together.

Arlington, TX

Area overview

Arlington sits between Dallas and Fort Worth and is one of the largest residential markets in Tarrant County. Southwest Arlington around Cooper Street, Matlock Road and Interstate 20 is mostly brick single-family homes from the 1980s onward; north Arlington near the entertainment district and Lake Arlington mixes older ranch homes, newer townhomes and condos.

Our office is at 5904 South Cooper Street, Suite 104, so Arlington listings get the quickest turnaround on photography, 3D scans and showings. Pricing starts from closed NTREIS sales in your subdivision, and every program includes the same marketing package.

What we help with in Arlington

  • Office on South Cooper Street

Photography, 3D Matterport scans and sign placement are scheduled fastest for Arlington homes.

  • Three ways to pay for the listing

Choose the Seller Advantage Program (as low as 0% listing commission), the Flat Fee Program ($997 + 1%) or the Negotiated Fee Program.

  • Buyers served too

Representation for buyers moving within Arlington or into it from across the Metroplex.

Tarrant County

Fort Worth, TX

Area overview

Fort Worth is the largest city in Tarrant County and its neighborhoods differ widely: 1920s bungalows in Fairmount and the Near Southside, mid-century homes in Wedgwood and Ridglea, and large new subdivisions along Chisholm Trail Parkway and in the far north near Alliance.

Pricing a Fort Worth home means comparing it to closed sales in its own pocket, not a city-wide average. Each program includes HDR photography, aerial imagery, a 3D walkthrough and syndication from NTREIS to Zillow, Realtor.com, Homes.com and Redfin.

What we help with in Fort Worth

  • Neighborhood-level pricing

Comparable sales are pulled by subdivision and age of home, because Fairmount and far-north Fort Worth are different markets.

  • Historic and new construction

Marketing adapted to the home: period details for older districts, floor plans and upgrades for newer builds.

  • Investors and multi-unit

Duplexes, fourplexes and small multi-family sold with rent rolls and expense statements prepared for buyers.

Tarrant County

Mansfield, TX

Area overview

Mansfield has grown quickly along Highway 287 and Broad Street, with subdivisions built mostly after 2000, many on larger lots than closer-in Tarrant County cities. Buyers compare these homes on floor plan, lot size, age of roof and systems, and HOA amenities.

A Mansfield listing is priced against the newest competing inventory as well as closed sales, and every program includes the same photography, 3D tour and syndication package.

What we help with in Mansfield

  • New construction competition

Resale homes are positioned against builder inventory nearby, with the differences buyers care about spelled out.

  • Larger lots and acreage

Aerial drone imagery shows the lot and the surroundings, not only the house.

  • Downsizing and moves out of the area

Help for owners selling a larger home to move closer to family or into a smaller place.

Collin County

Frisco, TX

Area overview

Frisco's housing stock is young: most homes were built after 2000 in master-planned communities with HOAs, pools and trails. Inventory moves in cycles, and the gap between a well-presented listing and an average one shows up quickly in days on market and in the offers received.

Each Frisco listing is priced against closed sales in its own community, photographed with HDR and drone imagery, scanned for a 3D walkthrough and syndicated across NTREIS and the major portals.

What we help with in Frisco

  • Master-planned community pricing

Comparable sales are matched to the community, builder and floor plan rather than the ZIP code.

  • Presentation that stands out

Staging advice, HDR photography and a 3D tour on every program, because Frisco buyers shop online first.

  • Relocation buyers

Representation for buyers moving in for work, with video walkthroughs when they cannot visit in person.
