Downsizing and senior relocation
Selling the family home, one step at a time
A move to a smaller home, an independent living or assisted living community, skilled nursing or memory care comes with a sale that has to be timed, priced and handled with patience. Miguel Lopez coordinates it with you and with the family members you want involved.

Why it is different
What makes these sales harder than most
Two timelines at once
A move-in date at a community and a closing date on the home have to line up, often with a deposit or an entrance fee in between.
Decades of belongings
A home lived in for thirty or forty years takes sorting, donating, selling and moving before it can be photographed and shown.
Several decision makers
Adult children, a power of attorney or a trustee may be part of the decision, sometimes from another city or state.
Every dollar matters
Proceeds often fund the next stage of care, so the listing side of the commission is a real part of the plan.
How we help
Coordinated from the first call to the move
A timeline built backward
Start from the move-in date and lay out when to list, when to show, when to close and when the movers come.
A broker's opinion of value
A written price recommendation from closed sales nearby, explained to everyone in the decision.
Estate sale and move-out coordination
Introductions to estate sale companies, donation pickups, junk removal and movers who work with older adults.
Repairs and preparation, kept light
Only the repairs and cleaning that change the price, scheduled around your availability.
Paperwork with the right people
Powers of attorney, trusts, heirship and probate documents handled with the title company early, so closing is not delayed.
Three ways to pay for the listing
The same full-service marketing with the Seller Advantage Program (as low as 0% listing commission), the Flat Fee Program or the Negotiated Fee Program.
The process
From decision to move-in day
Step 1
A conversation, not a pitch
A call or a visit to understand the move, who is involved and the dates that cannot change.
Step 2
Value and plan
A written opinion of value, a program recommendation and a timeline that works backward from the move-in date.
Step 3
Sort, clear and prepare
Estate sale, donations and removal coordinated, then cleaning, light repairs and staging advice.
Step 4
List and show
Professional photography, a 3D walkthrough and full MLS syndication, with showings scheduled around your routine.
Step 5
Close and move
Offers compared on net proceeds and timing, the closing coordinated with the move, and the keys handed over.
Situations we see often
Moves we help with
Independent living and over-55 communities
Selling a larger home to move into a community with less upkeep, timed to the community's availability.
Assisted living and memory care
A sale that funds care, handled with the family and with respect for the person moving.
Skilled nursing and rehabilitation
A home that needs to be sold while its owner is in care, often with a power of attorney in place.
Downsizing within DFW
Selling and buying at the same time, with the two contracts coordinated so you move once.
Questions
Common questions
Yes. The timeline is built backward from the move-in date. Preparation can start now so the home is ready to list the moment the date is set, or the home can be listed first with a closing date that gives you room.
In most cases yes, with a durable power of attorney that covers real estate. The title company reviews the document early so there are no surprises at closing. Where probate or heirship is involved, we work with the probate lawyer handling it.
Not completely. We coordinate an estate sale or donation pickups for what will not move with you, then photograph the home once it shows well. Buyers see a clean, uncluttered home; you decide what stays until closing.
Every program includes the same photography, 3D tour, MLS syndication and broker oversight. The choice is about how the listing side is paid: as low as 0% listing commission with the Seller Advantage Program, $997 upfront plus 1% at closing with the Flat Fee Program, or a negotiated fee. We lay the net proceeds out side by side.
Yes. Video walkthroughs, electronic signatures and regular calls keep everyone informed, and the closing can be done remotely with a mobile notary.
