The right listing program depends mostly on your sale price, how much you want to pay upfront and whether you want the listing-side cost taken out of your proceeds at all. Here is how the three options compare on a home that sells for $500,000.
The Flat Fee Program
$997 upfront covers the setup: photography, the 3D walkthrough, the MLS listing and syndication. At closing, 1% of the sale price is paid to the brokerage. On a $500,000 sale that is $5,000, so the listing side costs $5,997 in total. You know the cost from day one.
The Negotiated Fee Program
A percentage agreed for your situation, paid at closing. Our savings calculator uses a hypothetical baseline so you can compare, but the actual rate is whatever we agree on. It suits sellers who prefer nothing upfront and a single fee settled when the sale closes.
The Seller Advantage Program
As low as 0% listing commission. The listing-side cost is settled through a buyer's premium collected at closing, so it is not deducted from your proceeds. Every marketing item is still included.
Running your own numbers
Use the calculator on our home page or sell page: slide to your expected sale price and see the listing-side deduction under each program. The figures are estimates for comparison, not a guarantee of proceeds. Then call or send the form and we will go through it with your actual home and timeline.
What is the same in all three
Professional HDR photography with aerial imagery, a 3D Matterport walkthrough, full NTREIS MLS syndication to Zillow, Realtor.com, Homes.com and Redfin, targeted social advertising, active offer management and broker contract-to-close oversight. The marketing does not change with the program.
